When you’re in the market for Colorado hunting properties for sale, understanding the intricacies of landowner tags and hunting regulations on private land can significantly impact your decision-making process. These permits, also known as tags, are typically available to landowners and their designated individuals based on the acreage owned. Here, we’ll delve into five critical considerations when purchasing a Colorado hunting property. 1. Can You Hunt on Your Own Property in Colorado? You can hunt on your own Colorado property. However, it’s essential to clarify that you must still apply for hunting licenses like any other hunter in the state. The State of Colorado offers landowner tags to hunting property owners, granting them the opportunity to obtain tags in their Game Management Units (GMUs). These tags are distributed to landowners through an annual landowner lottery draw. It’s worth noting that landowners are not guaranteed a fixed number of tags each year; luck plays a role, just as it does for hunters in the general draw. Additionally, the qualifications are stringent: landowners must possess a minimum of 160 continuous deeded acres that are also used by wildlife or have agricultural cropland. 2. Can You Rent Your Colorado Hunting Property? Most land in Colorado is privately owned. You can freely hunt on privately owned lands, even if you are not the landowner, as long as you have obtained the landowner’s permission. However, it’s important to emphasize that privately owned lands are subject to Colorado’s hunting regulations, requirements, and laws. Hunters on private lands must also adhere to any landowner-specific regulations or requirements. Furthermore, hunters are expected to show utmost respect for all landowner property and rights. 3. Can You Transfer Landowner Tags? Landowner tags do not automatically transfer with the sale of hunting properties in Colorado. In fact, the sale of a Colorado hunting property voids any existing landowner tags for that private property.  Let’s say Seller Steve owns a 2000-acre hunting property. Earlier in the year, he acquired two landowner tags. In September, he lists his property for sale. In October, Buyer Bill makes an offer on the property. The closing date is set for November 31. Seller Steve can use his landowner tags until November 31. Alternatively, Seller Steve can transfer the tags to a third party who can also use the landowner tags until November 31. On November 31, the tags will become void. Buyer Bill will have the opportunity to apply for new tags the following hunting season. 4. Where Can You Hunt with a Landowner Tag? Colorado offers two primary types of landowner tags: unit-wide and private-land only. A unit-wide tag permits the hunter to access the private property for which the tag was issued. Additionally, it provides the privilege of hunting on all public land within that specific unit. 5. Understanding Landowner Preference Vouchers Colorado established the Landowner Preference Program (LPP) to offer landowners preference in obtaining hunting licenses. Maybe it’s a product of the area’s desirability or an increasing population creating demand while inventory tries to keep up. Whatever the reason, the Western Colorado real estate market is stable, and I’m here for it. Let’s look at some things that are helping our market shine. Prices Remain Stable While Inventory Decreases Despite predictions of a housing market crash over the past few years, the Western Colorado real estate market remains stable. In Mesa County, average home prices have increased by $10,000 year-over-year. In Delta and Montrose counties, home prices have only dropped by about 1%. While real estate prices have remained roughly the same, inventory has drastically decreased. In Colorado, the number of homes for sale is down 12.2% year-over-year. Low inventory and high interest rates typically cause buyers to turn the other way. In response, to recapture buyer attention, home prices would drop. But, the Western Colorado real estate market doesn’t seem to be abiding by this general rule. What’s This Mean For Sellers and Buyers? We saw an insane seller’s market in late 2020 and 2021, and, while we’re nowhere near that level, I’d argue that the Western Colorado real estate market is still somewhat catering to sellers. It’s a good time to sell because people are moving here, and demand is high. Plus, lower inventory means more eyes on your property. However, prospective buyers Western Colorado real estate buyers shouldn’t read that and get discouraged. Unless you’re buying a fix-and-flip property, you’re investing in a long-term game. Home prices may fluctuate a percentage point or two over the next couple of years, but you’re probably going to own your property for longer than that, and prices could increase hundreds of percentage points by the time you’re ready to sell. The Best Time to Buy or Sell Real Estate in Colorado… …is whenever you need to buy or sell. I know that’s probably not the answer you’re looking for – you want a month and a year backed by hard data. But, data isn’t giving us a month and a year. What data says, however, is that we’re lucky to live where we do because the Western Colorado real estate market is thriving. Since there are limited licenses available for certain GMUs during specified seasons and for different species, all other hunters must apply and are awarded hunting permits for a specified season through a drawing process.  Do Hunting Seasons Apply to Private Property? Hunting seasons apply to private property owners in Colorado, but there are still several perks associated with owning a hunting property. For example, I live on 60 acres in GMU 411. When rifle season rolls around, I have first priority to obtain a hunting permit for that GMU. Furthermore, I am the only one who can hunt on my property within GMU 411, so I don’t have to compete with other hunters for any game on my land. Even though other hunters can obtain a hunting permit for GMU 411, they cannot exercise that permit on my property without express permission. Furthermore, if you own more than 160 contiguous acres, you can apply for additional tags – called landowner tags – and sell them to other hunters. Landowner tags provide a great way to make money off your hunting land while enjoying all the benefits yourself! Being a real estate agent means a lot of competition. In Colorado, there are more real estate agents than homes for sale. Even on the Western Slope, which is marginally less populated than Denver, I know at least 50 agents. I can walk to multiple other real estate brokerages from my office on Main Street.  That’s not to say that anyone can do real estate. It just means that as a Colorado real estate agent, you won’t get every listing. It doesn’t matter if you have the best brand and a track record of selling million-dollar homes – a seller may have a closer relationship with another broker. I’ve learned that success in the Colorado real estate market is a two-part formula. The first part of that formula is building relationships. You can only control that to a certain extent. The second part is how you position yourself within the real estate market. Colorado Real Estate Closing Process For Sellers

After rigorously marketing your home for sale, we accept an offer, and your property is under contract. That’s great, but it doesn’t mean you’ll walk away with cash on the spot or even that the offerers will be the buyers. At this point, we shift our focus from making noise about Western Colorado real estate to the closing process. Everybody wants to sell their property quickly, but there’s a long list of steps to make the deal official. Of course, as excited as you are about selling your home, the potential buyers are equally as anxious to ensure their investment is up to snuff. Therefore, the Colorado real estate closing process involves several inspections and insurance to verify your home and title are in good condition.  If you’ve recently accepted an offer on your property for sale, check out this rundown of the closing process for sellers in the Colorado real estate market. What is a Closing? The closing phase of the home-selling process requires inspections, documentation, and payment to transfer ownership of your property from you to the buyer. Closing day is the day the transfer officially happens. What are the Steps to Closing? You’ve already negotiated and accepted an offer from the buyer. To officially close, we need to complete a few other steps. Let’s explore what you and the buyers must do before closing day.  Do a Title Search and Obtain Title Insurance As your closing agent, I’m responsible for ordering a title search on your property. This search reviews public records to ensure you’re the legal owner and there are no claims or judgments against the property. If something does come up, we’ll work together to resolve it. The buyer of your property will need to obtain a title insurance policy to protect them from financial loss due to past issues with the property. There are two types of title insurance policies: for buyers and lenders. Your listing contract will stipulate whether you or the buyer is responsible for paying for these policies. Complete the Home Inspection While a home inspection isn’t required, most buyers of residential properties will insist on one. The home inspection usually occurs a few days after accepting the offer. If your home needs repairs, it’s better to take care of them before the home inspection than for the inspector to find them and notify the buyer. Transparency is critical because, depending on the contingencies in your contract, the buyer may have you cover the cost of repairs or may be able to withdraw the offer entirely. Many sellers choose to order a home inspection themselves before they list their property. This provides you and potential buyers with complete transparency about the state of the property and allows you to remedy any issues before they cause an offer to fall through. Buyer Gets a Lender Appraisal If the buyer is borrowing money, the mortgage lender will require a professional appraisal to assess whether the property value aligns with the loan amount. The appraisal considers the individual value of your property’s features and comparable properties that have sold nearby. Final Walk-Through Roughly a day before the closing date, the buyer and their agent will do a final walk-through of the property to ensure everything is in order. They’ll check to see that you’ve made necessary repairs and that the property is clean and in good condition. If they notice any new damage, you may have to address this, which could delay the closing.  On Closing Day On closing day, we’ll finalize the paperwork to make the real estate transaction official.
